Tenancy renewal agreement fee within an existing tenancy: £420

This charge applies when you wish to continue to renew your tenancy after it expires. This cost cover a variety of works including but not limited to negotiating the new tenancy and drawing up contracts. This charge is applicable per tenancy.

Change of sharer within an existing tenancy: £420

This charge applies when you wish to replace a named tenant with another tenant part way through your tenancy and your landlord has agreed to the change. This cost cover a variety of works including but not limited to preparing all the documentation relating to the change.

Deed of surrender: £420 + Landlords Fees

This charge applies to preparation of documentation where, at your request, the landlord has agreed to release you from the tenancy early.

Key replacement: £60 per key

Fob replacement: £60 per key

Utilities registration service (optional): £20 if requested

Tenant references: £54 per prospective tenant which will include

Employment and Income Details. Whether your prospective tenant is employed, contracted, self-employed or retired a FCA regulated company will verify their income and confirm the terms of their employment where applicable. On the basis of these checks you will be advised as to whether or not they'll realistically be able to afford the rent.

Credit, Fraud and CCJ Checking. A FCA regulated company will run a series of thorough credit history checks to ensure your prospective tenant's financial stability and previous credit worthiness. Any court judgements, bankruptcies, regular missed payments or other alarming facts will come to light.

Previous Landlords. Where the tenant has been living in rented accommodation previously, a FCA regulated company will have frank discussions with their previous landlord(s) to find out if the rent was always paid on time and whether the property was maintained acceptably. This is often the most important stage of the process as it can reveal a whole host of problems which you'd like to know about before committing to a tenancy.
