Landlords fees (All fees, unless otherwise stated, are exclusive of VAT)

Minimum letting fee is £1200.00 (£1000 plus VAT)

1 . Long Term

Lettings only: 12% (10% plus VAT)

Lettings & property management: 19.2% ( 16% plus VAT)

2. Short terms

Lettings only: 24% (20% plus VAT)

Lettings & property management: 38.4% (32% plus VAT)

3. Tenancy administration fee: £360 (£300 plus VAT)

This is a fixed cost fee that can cover a variety of works depending on the individual circumstances of each tenancy, including but not limited to drawing-up the tenancy agreement, its implementation, registering the deposit and arranging all other pre-lettings services.

4. Tenancy renewal administration fee: £360 (£300 plus VAT)

This is a fixed cost fee that can cover a variety of works depending on the individual circumstances of each tenancy, including but not limited to negotiate contracts, amend and update terms, arrange a further tenancy.

5. Referral fees:

We may receive and retain fees from contractors in relation to work we instruct them to do on your behalf. These fees may be up to 12.5% plus VAT of the total of the contractor’s invoice (exc VAT)

6. Miscellaneous

Registration and administration of the deposit (DPS) £60(£ 50 plus VAT)
Arranging works: £180 (£150 plus VAT) per hour
Letting in contractors: £180 (£150 plus VAT) per hour
EPC: £120 (£100 plus VAT
Gas certificate £120 (£100 plus VAT)
Portable Appliance Test ( PAT ) £120 (£100 plus VAT)
Carbon Monoxide Alarm ( per alarm) £120 (£100 plus VAT)
Smoke detector ( per alarm) £120 (£100 plus VAT)
Documenting extension, renewal, or variation of a tenancy: £360 (£300.00 plus VAT)
Land Registry check: £12 (£10.00 plus VAT)
Electrical Installation Condition Report (EICR) £240 (£150 plus VAT)
Preparing deposit claim for DPS adjudication (non-managed)) £300 (250.00 plus VAT)

7. Tenant references: £54 (£45 plus VAT) per prospective tenant which will include:

Employment and Income Details. Whether your prospective tenant is employed, contracted, self-employed or retired a FCA regulated company will verify their income and confirm the terms of their employment where applicable. On the basis of these checks you will be advised as to whether or not they’ll realistically be able to afford the rent.

Credit, Fraud and CCJ Checking. A FCA regulated company will run a series of thorough credit history checks to ensure your prospective tenant’s financial stability and previous credit worthiness. Any court judgements, bankruptcies, regular missed payments or other alarming facts will come to light.

Previous Landlords. Where the tenant has been living in rented accommodation previously, a FCA regulated company will have frank discussions with their previous landlord(s) to find out if the rent was always paid on time and whether the property was maintained acceptably. This is often the most important stage of the process as it can reveal a whole host of problems which you’d like to know about before committing to a tenancy.
