Tenants Fees 

(All fees unless otherwise stated are inclusive of VAT)

For any tenant renting a home under an Assured Shorthold Tenancy (AST) the following are payable or potentially payable:

1. Amendments of Tenancy Agreement at tenant’s request : £60 (£50 plus VAT)

2 .Unpaid rent will potentially incur interest at 3% above the Bank of England base rate, as outlined in the Tenancy Agreement.

3 .Tenants are liable for the cost of replacing any lost keys or security device, including a change of lock or replacement of device if required.

4.Should a tenant need to surrender the tenancy early and the Landlord agrees to re-let the property, the liability for the payment of rent will end once a new tenant is found and takes up occupation. However, the tenant will still need to cover the Landlord’s costs in surrendering the tenancy and re-letting the property.

5. Utilities registration service (optional ) : £24 if requested (£20 plus VAT)

For any individual tenant not renting a property under an Assured Shorthold Tenancy the following charges are also payable:

1 . Administration Fees : £420 (£350 plus VAT)

2 .References Fees : £54 (£45 plus VAT)

3 . Guarantor Fees : £54 (£45 plus VAT)

For Any Company Let The following charges are also payable  

If a tenant decides to rent a property through Let’s Talk Property in the name of a business or company the tenancy administration and reference charge will be £504 (£420 plus VAT) for a new tenancy and £420 (£350 plus VAT) for every renewal.

For any existing Tenancy

1 . Renewal agreement: fee within an existing tenancy : £420 (£350 plus VAT)

This charge applies when you wish to continue to renew your tenancy after it expires. This cost cover a variety of works including but not limited to negotiating the new tenancy and drawing up contracts. This charge is applicable per tenancy.

2 . Change of sharer: within an existing tenancy : £420 (£350 plus VAT)

This charge applies when you wish to replace a named tenant with another tenant part way through your tenancy and your landlord has agreed to the change. This cost cover a variety of works including but not limited to preparing all the documentation relating to the change.

3 .Deed of surrender: £420 (£350 plus VAT) + Landlords Fees.

This charge applies to preparation of documentation where, at your request, the landlord has agreed to release you from the tenancy early. Should a tenant need to surrender the tenancy early and the Landlord agrees to re-let the property, the liability for the payment of rent will end once a new tenant is found and takes up occupation. However, the tenant will still need to cover the Landlord’s costs in surrendering the tenancy and re-letting the property

4 . Replacing keys: Tenants are liable for the cost of replacing any lost keys or security device, including a change of lock or replacement of device if required.

5 . Utilities registration service (optional ) : £24 (£20 plus VAT) per person if requested
